Shipping tiles and building materials from China to the UAE

Tiles, sanitary ware and steel are dense, so a container reaches its weight limit long before it is full: a 20ft box is usually the right choice, loaded to roughly 25–28 tonnes of payload depending on the line and road limits. On top of 5% customs duty and 5% VAT, Chinese ceramic tiles carry GCC anti-dumping duty, rebar needs ECAS conformity, and many products used in Dubai projects must be certified by Dubai Central Laboratory. As of November 2026 cargo for Dubai lands at Khor Fakkan and is trucked in, so heavy boxes need careful planning.

Key points

  • Heavy cargo weighs out before it cubes out: a 20GP is often better than a 40GP for tiles, stone and steel.
  • LCL for heavy goods is charged by weight: 1 tonne counts as 1 W/M when it is more than the CBM.
  • GCC anti-dumping duties apply to ceramic and porcelain tiles from China and India, on top of 5% duty.
  • Rebar falls under the UAE Rebar System (ECAS), water fixtures under the GSO water efficiency regulation, and Dubai projects may need Dubai Central Laboratory certificates.
  • Most breakage comes from poor crating and loose loads; insurance does not pay for insufficient packing.

Heavy cargo: weight runs out before space

A 20ft container has about 33 CBM of nominal space, but a pallet of porcelain tiles can weigh well over a tonne while taking up little more than one cubic metre. Fill the box with tiles and you hit the payload limit with half the floor still empty. That is why building materials are planned by weight first. Road weight rules in China and the UAE can also cap what a truck may carry to and from the port, so we check the full weight chain before booking.

Tiles and porcelain slabs

Foshan, close to our Guangzhou office, is China's best-known ceramic tile centre, and Nansha port is its natural outlet. Tiles travel in cartons on pallets or in wooden crates. Ask for crates or pallets of ISPM 15 treated wood with the IPPC mark, corner protectors, and strapping that holds each pallet as one block. Large slabs should travel upright on A-frames that are fixed to the container floor, never laid flat with weight on top. Spread pallets across the whole floor and fill gaps with dunnage or airbags so nothing can slide.

Sanitary ware, taps and fittings

Toilets, basins and bathtubs are bulky and fragile rather than heavy, so they often fill a 40ft container by volume. Each piece needs its own carton with moulded foam or thick cardboard inserts, and the cartons should be stacked no higher than the supplier's marking. Water fixtures have a regulatory side too. The Gulf Technical Regulation for water consumption conservation products, approved by the GCC Standardization Organization in May 2023 and applied from the start of 2024, covers taps, showers, sprayers, flow regulators, urinals, cisterns and WCs. Ask your supplier whether your models are tested and labelled for it, and send us the model list.

Steel, rebar and long products

Steel is the classic weigh-out cargo. A 20GP has an inside length of 5.90 metres and a 40GP 12.03 metres; longer bars or beams need an open top or flat rack, which require carrier approval and a lashing plan. In 2026 several carriers suspended bookings of out-of-gauge cargo to many Gulf ports, so check this before you buy 12-metre lengths. Rebar has its own rule: under Cabinet Decision No. 121 of 2023 the UAE Rebar System requires carbon steel reinforcing bars to conform to approved standards and carry the ECAS certificate of conformity, and importers and distributors are named in its scope. Abu Dhabi notified companies of a preparation period that ran from 1 May 2025 to 1 November 2026, so expect checks now.

  • First choice for tiles, stone, steel and other dense goods
  • Reaches its payload with floor space to spare, so you do not pay for empty volume
  • Inside length 5.90 m, so long bars do not fit
  • Easier to keep within road weight limits

Preventing breakage, and claiming when it happens

  1. Inspect the empty boxCheck the floor, walls and doors are sound and dry; heavy cargo needs a strong floor.
  2. Plan the loadSpread the weight evenly with the centre of gravity near the middle of the container length.
  3. Heavy at the bottomNever stack heavy pallets on lighter or fragile ones; keep sanitary cartons on top or separate.
  4. Block, brace and lashUse timber, airbags and the lashing rings so pallets cannot shift at sea or on the road.
  5. Weigh and declareDeclare the verified gross mass (VGM) correctly; large differences can stop the box at the terminal.
  6. Photograph and sealPhotograph the empty box, half-loaded, fully loaded and the doors closed, and record the seal number.
  7. Check on arrivalNote any broken crates on the delivery receipt and send written notice within 3 days for hidden damage.

Route, duty and timing in 2026

As of November 2026 the Strait of Hormuz is effectively closed to normal container shipping, so containers for Dubai are discharged at Khor Fakkan and moved to Jebel Ali or straight to site by bonded truck. For heavy boxes that truck leg matters: it must respect road weight limits, and truck queues have been reported at east-coast ports. Typical door to door time from South China is 18–30 days. On arrival you pay 5% duty on the CIF value, any anti-dumping duty, and 5% VAT on the total, or account for VAT by reverse charge if your customs code is linked to your VAT number. Have documents ready before arrival, as port free time is often short.

Frequently asked questions

How many tiles fit in a 20ft container?

Usually as many as the weight allows, not the space: about 25–28 tonnes of payload depending on the line, the box and road limits. Divide that by the gross weight per carton or pallet.

What is the import duty on tiles from China to the UAE?

5% customs duty on the CIF value plus GCC anti-dumping duty on ceramic and porcelain tiles from China, which depends on the exporter. VAT of 5% applies on the total.

Do building materials need ECAS in the UAE?

Some do. Rebar needs ECAS under the UAE Rebar System, and electrical items such as lighting and water heaters need ECAS. Other products may need Dubai Central Laboratory certification for use in Dubai.

Is it cheaper to ship heavy goods by LCL?

Only for small quantities. LCL charges by tonne when the weight is greater than the volume, so dense goods quickly become expensive and a 20ft container is often better value.

How do I stop tiles breaking in a container?

Use strong treated crates, corner protection and strapping, spread the weight over the floor, and block and lash pallets so they cannot move.

How long does shipping building materials from China to Dubai take?

Typically 18–30 days door to door from South China. As of November 2026 containers land at Khor Fakkan and are trucked to Dubai, which can add time.
